Booking
We will send an e-mail within 2 working hours after booking, containing all the details regarding the booking: the address of the apartment, the phone numbers to call, summary of payments, check-in/out information, etc.
Cancellation policy
For our properties in Rome, Milan and Venice: free cancellation up to 7 days before the arrival date. Otherwise we will keep the 30% deposit
For our villas and other properties: free cancellation up to 30 days before the arrival date. Otherwise we will keep the 50% deposit
In case of No Show, we will charge the total amount due for the stay.
All cancellations or changes must be made by e-mail. Cancellations or changes communicated by telephone will not be accepted.
City tax
Some municipalities charge a tourist tax. The amount is not included in the price of the rent and must be paid separately upon arrival:
Rome City Tax: € 3.50 per person, per night, up to a maximum of 10 nights, children under 10 are exempt.
Milan City Tax: € 3.00 per person, per night, up to a maximum of 10 nights, children under 10 are exempt.
Venice Tourist Tax: € 4.00 per person, per night, up to a maximum of 10 nights, children under 10 are exempt.
Arrival and departure
There is no reception at the accommodation you are booking, we will check in and give you the keys directly at the apartment upon your arrival.
In order to guarantee a good service and a check-in on time, we need to have some crucial information before your arrival:
- Your estimated time of arrival (at least 2 days before the check-in date).
- A phone number where you can be reached while you are in Italy.
Once you arrive at your destination, 30 minutes before arriving at the accommodation or when leaving the airport / station, please send an SMS or call one of the numbers that you will find in the booking voucher received after booking.
We will go to the apartment and we will wait for you, only after contacting one of the indicated numbers.
All facilities are available from 2:00 pm, but check-in can be arranged in advance, if possible. In case of late check-in (after 9:00 pm) or check-in on Sunday or other holidays, there is a supplement of 25 euros or 50 euros (for arrivals after midnight). The property will be cleaned and prepared for the number of people indicated in the booking voucher. If the guest notices any damage or any other problem at check-in, he must inform us within the first 24 hours after check-in, otherwise the guest will be considered responsible. Check-out is no later than 10.00 am. If possible, it can be arranged differently (until 2:00 pm) with a supplement of 30 euros.
Guests
The guest must provide precise information about the number and the identity of the other guests: only the persons indicated at the moment of reservation, and in the confirmation voucher, can access the property, unless agreed in advance differently.
Accommodations
All accommodations are equipped with a basic supply of toiletries and courtesy products. The guests are therefore responsible for purchasing additional products needed for the duration of the stay.
Security deposit: a security deposit of 200 euro will be requested if you rent one of our apartaments; 500 euro if you rent one of our villas
